Kick it off with a conversation

 

This is a crucial starting point – we want to understand you and your needs for your project; we will spend some time working with you to develop a design and aspiration brief for your project, as they say it is good to talk, but more importantly we want to listen so we can provide a design solution that works for you.

Having listened, we work to translate your vision into sketched design ideas, one size does not fit all; this process is about exploring the potential of what is possible to deliver the space you need, creating spaces that are unique to you.

Getting the council onboard

 

Getting planning approval doesn’t need to be a daunting experience. We have a 95% planning track record and pride ourselves in pushing the boundaries to get planners on board...

our experience and ongoing dialogue with the planners through the process means that you can be sure that we will be pushing for a positive outcome, this starts by preparing drawings and documents like design and access statements and heritage statements that are clear and concise and show what the planners need to see to understand what is being proposed. Although we don’t guarantee planning permission, the process is just far too complex to do that, we do guarantee that we will be pushing for the desired results through the process and our track record is a testament to that. Our clients often seek us out to deliver more space where others have failed. In our view it’s all about talking the planner’s language, we take the time to understand them so you don’t have to.

 

Filling in the gaps

 

The key to a successful project is planning it. Once you have planning approval, detailed drawings are prepared that cover building regulations which would include the safety of the build; structural design, drainage, ventilation...

, sustainability and all the bits inbetween that allow a good builder to kick things off on site Coordination of these elements at the outset goes a long way to avoid surprises on site, hiding the structure where needed so that the end result means you don’t even know it’s there. Working with our team of consultants that like us specialize in residential design you can be assured that you have a team of professional reliable consultants looking out for your interests.

 

Budget certainty

 

We often get asked how you can get an accurate build cost, we believe the devil is in the detail. Taking the time to prepare a set of coordinated tender drawings confirming all final finishes from wall and floor finishes, lighting and electrical plans...

, door schedules, and internal drawings for kitchens, joinery and bathrooms before a builder gets to site allows you to understand costs for the complete build before works begin in so far as practical. It also allows you to know what to expect at the outset, making decisions with our guided process will help to reduce changes and associated costs when your project gets to site and avoid downtime whilst the builder waits for you to make decisions. It also allows everyone that is part of the delivery team to know what they are working towards and provide accurate costs to reflect your vision. This may seem like a lot of planning at the outset; but just think of the potential consequences if you don’t plan; costly changes on site, getting back and discovering things are not as you expected and decisions being made without your input.

 

Lying a brick

 

Once a builder has been chosen based on a detailed tender package, we can arrange to have a tried and tested construction contract to be put in place between you and the builder. Subject to the size of the project we can also help to manage the administration of the contract...

and if the project is better suited to having a project manager we will advise at the outset. Where you have us on board for this stage; we will undertake regular inspections on site, looking to ensure that the builder is undertaking the work as they should be, factoring in any unforeseen changes and letting you know when to make payments to the builder through the process to reflect actual value of work undertaken – this limits your risk to the works being undertaken. We offer video calls to deal with day to day issues on site, this inevitably means we can work to minimize the delays on site when something untoward is discovered. Crucially for us, we are working at this stage to look to maintain the quality, reduce time overruns and minimize any cost increases.

 

Handling it over

 

This is the final goal; one that we never loose site of; we want to make sure the end result delivers beyond your initial expectations with a constant eye on the end result; when keys are returned to you these will unlock a space that fulfills your needs and aspirations allowing you to move on to your next life changing project whatever that may be.
